The FSA (Financial Services Authority) has taken the responsibility of regulating the sell and rentback department. Now there are strict guidelines that have to be followed by the property investment companies when they deal with sell and rentback cases. This, in turn, ensures that all consumers are dealt with in a consistent way throughout. </p>
<p>Although the FSA has outlined the guidelines to be followed in sell and rentback, it has not mentioned the time span the owner can stay in the property or the price at which the agreement will be purchased. If you are interest in sell and rentback, you should expect some documents from the provider of the agreement. The terms and conditions will be specified in the IDD (Initial Disclosure Document). This has all the terms that the provider will ready to comply with. This will put forth the fact that the sell and rentback is FSA regulated. All necessary details pertaining to the price of the property, the value of the property, percentage of purchase price according to the valuation of the property and other payable charges are clearly stated in the IDD. The amount of rent to be paid and the amount of time period for which the seller may stay in the property are specified in this document. </p>
<p>The individual or the organization willing to purchase the company will assess the property and then the Initial Offer Letter will be given. This is given after the IDD and contains the terms and conditions of the agreement. The property is then inspected by the surveyor of the Royal Institute of Chartered Surveyors (RICS). The Final Offer Letter comes after this inspection. This letter marks the final stage of the agreement and confirms the deal. You should read the document carefully to understand the actual legal implications. </p>
<p>When you sell and rent back your home, you should mention a time limit to the company you are dealing with. The company might not be able to sell and rent back your home within the time you want. Specifying the time will help you sell and rent back the home as per your requirements. The company you choose should have interim authorization. This is needed to give you the chance to stay in your property for a minimum of three years. A property investment company with interim authorization will charge a minimal amount or sometimes do it for free. You will also get the right to cancel the agreement before the transaction is completed, with little expenditure on your part. You do not need to worry about finding a buyer or dealing with the procedure in you chose a good company. Within 5 to 7 days, you will be able to sell and rent back your home. </p>
