<p>Many investment property analysts argue that it is the underlying value of the land which drives the capital growth of property. The median house price in Sydney for example is 8.3 times the average annual salary (down from 8.6). For some further perspective, Sunshine Coast has a median multiple of (9.6), Gold Coast (8.7), Sydney (8.3), San Francisco (8.0), San Jose (7.2), Adelaide (7.1), Melbourne (7.1) New York (7.0) and London (6.9). </p>
<p>This year, the 5th Annual Demographia International Housing Affordability Survey noted that; should Australia be able to maintain its over-valued house prices it would come at a cost as future generations would pay a lot more for housing than the past causing Australia&#8217;s relative standard of living to decline. </p>
<p>So, considering buying an investment property &#8211; should you buy a house or unit? Looking at the Sydney suburb of Mosman, houses have shown average annual growth of 9.3% over the last ten years whereas units have recorded growth of only 5.13%. </p>
<p>So when buying an investment property which is better, capital growth or rental yield? </p>
<p>That really depends on several key factors: </p>

			<content:encoded><![CDATA[<p>&#8220;Which is better investment in Gurgaon properties, residential or commercial?&#8221; Being a property consultant in the region, I have been confronting this query from the chunk of my clientele. Often it may leave you in perplexity as it happened when my boyhood pal Simon quizzed me the other day during his visit of me at my residence at DLF Phase IV. This conundrum kept my confused and my chubby chum was bemused. Well, it is a medley of varying factors that determine which property is better. In a primary residential locale, say DLF I or II, the scope for a luxury residential unit is better than a commercial one. On the other hand, in the prime commercial location of the city, residential premises are less attractive. This is a locality-wise parameter. There are also other deciding factors to be reckoned with while selecting property units in Gurgaon. </p>
<p>While you consider whether residential or commercial is better property investment in Gurgaon, time factor also is to be considered. For instance, during the recent recession and the resultant slump in the Gurgaon real estate market, commercial properties in the city were in a downward trend. Also, luxury apartment and villas also had less demand during the period. But middle and lower level residential units did not show much fluctuation in price. Also, it is estimated that in the coming years there will be a higher demand for middle-income-level residential units. This is due to the better pay-scale in the Government sector and a growing corporate sector in the region. Further, non-resident Indians who have been working in the Middle East return in big numbers due to the fall out of recession. </p>
<p>Thus the analysis as to whether residential or commercial property in Gurgaon,is the better investment,would reveal that both commercial and residential properties are good investment options in the region. It is a matter of time and locality that determine which is better at a particular place and time. Further, the city is in a great expansion phase and new areas have been acquired and are under development. In the new locations, the prospective investor should make intelligent assessments as to the spots where landmark developments would take place and make investments accordingly. For example, if there is provision for a public transport terminal or any point where regular public gathering is expected, investment in suitable commercial units will be ideal. Similarly, in the suburban sector investment in residential sector for villas and club houses would be more viable than investment in commercial projects. </p>

It is a good idea to have a list of the questions you would like to ask in front of you. Having a page of questions and answers for each prospective tenant can help you organize your information more efficiently. Information You Will Want to Know:NamePhoneReason for movingNumber of people moving into unitPets?Smoking?Credit informationPrevious/present landlord referencesMeeting the tenants: Have a rental application form for each adult proposing to live in your rental property. There are applications that can be downloaded off the Internet for free if you don&#8217;t want to make your own. The application should reiterate the above questions, plus more detailed questions about history, employment, etc.Observe the tenants when you show them the property. Little things can be big clues as to how they will treat you and your property. Did they come to the appointment on time or a little early? The respect they show for your time will often be reflected in the respect they show for the timely appearance of the rent check. How do they appear? Great tenants are not necessarily dressed to the nines, but should be decently neat and clean. Exceptions can be made, such as for a construction worker who just got off the clock, but in general, people should at least appear to have a healthy affection for soap, water and the laundromat.What is their attitude towards you? Are they polite and respectful of your property or do they show some abrasiveness in their behavior? Approval Process:Go through all the applications and the notes you made from your initial email and/or phone call. Check to see if there&#8217;s any discrepancies between the two. For instance, if the initial phone call notes indicates they have pets and the application states they don&#8217;t, be suspicious.Check all landlord references carefully. Call their place of employment and make sure they actually work there in the capacity that they state.
